All investors are expected to do their due diligence, including, but not limited to:
Having a team of experts on hand (such as real estate agents, appraisers, title officers, and contractors) will help you with these things and make the purchasing process easier. If you need referrals, see our Referral List under Resources, or ask us and we can give you a list of trustworthy names.
If you have found a property that you like and want to check the current status or view the property, call us. Not all properties are vacant, so we ask that you do not visit the property and disturb the occupants. If the property is vacant, we will let you know and give you the information you need to access it.
Making a Purchase
We accept offers via fax or email, although we prefer email. We will repsond to your offers by the end of the business day if the offer is submitted before 1pm. We suggest using the AAR purchase contract, especially if you are trying to obtain a conventional loan. If you are obtaining a conventional loan, please provide the appropriate signed approval letter. Without an approval letter, we will not review your offer. If you are purchasing a property with cash, we do not require or provide Title Insurance, however you retain the right to purchase a policy at your own cost.
All cash offers are reviewed and considered in the order received. Offers using conventional loans are reviewed after any and all cash offers. For this reason, we advise considering the option of purchasing with cash or hard money and refinancing afterwards. This option can be further explored by calling one of the loan officers on our Financing page.
