The most important thing to note when viewing our listings on our website is that our prices reflect a 48-hour close, net amount to the Seller, and pre-rehab condition.  So, if you have a buyer with conventional financing and the property has already been rehabbed, we will work with you, but the contract price will vary greatly from the advertised price.  Also, we encourage all Realtors to add their commission to the listed price on the website as these do not assume compensation for representation as they would on the MLS.  Moreover, we also pay referral fees to agents and brokers who refer business to us without representing the referral.
